You are one of my first approaches for this (these) sale(s).
The above-mentioned property in Bresse – now (improved autoroutes) at 1 hour from Geneva, in France, between Louhans and Varennes-Saint-Sauveur, to be exact, in Sainte-Croix, lieu-dit « Tagiset ». It’s easy to find to look at as this property is « next door » to the family Christian Chanel, known to everyone in Tagiset - and the building is not yet « clos « - voir suite.
I enclose some scans to show you the scope of the lands. IÂ’ve made of it a real nature preserve.
There are very extensive lands (41 ha = 35 acres if I’m not wrong). It took me 10 years to recoup those lands right and left. This might necessitate selling under an SCI – with the most minimal part for me, or other arrangement (ref. to avoid SAFER preemption). Would count on your advising me on that.
Swiss and American, IÂ’m going back to U.S. next year. I wish to sell this property to someone who shares my love of nature and not to a promoter who would ruin it.
I do have two extensive building permits approved by the DDE sur place, and worked out over 3 years of bargaining with the help of two architects. The old typical bldg. already standing has been extended partially and the roof - very large on the long Bressan houses as you no doubt know – has been more than half re-done, but the house is not yet habitable or « clos ». One advantage is that anyone who wishes to visit can do so – I would just reccomend them to my neighbour who know the place as well as I do.
A large parking has been created. There is a well and the water-table can be tapped (our neighbour there uses only his well water for drinking and all in his house). There are two lands which give on the river Solnan (very good fishing) although they are some distance from the house.
The typical Bresse « duck-pond » was re-situated and enlargened and its whole population - fauna and flora - transferred by canalization from the old one.
The lands are good pasture / farming lands. The place would be ideal for a haras, which use would perhaps settle the SAFER question. The site is very calm, with view on surrounding fields and the Jura in the distance.
There are two woods accessible by vehicle and the old farmÂ’s two chimneys have been pronounced sound.
The neighbors are extremely helpful and friendly and the spot is very quiet.
Although the existing building is not habitable, taking into consideration all mentioned above, it has been estimated at 250’000€.
Thank you for your opinion as to whether or not you think you would be ready to handle this for me. IÂ’m a private person sole owner and any arrangement suggested would be considered.
